I'm sorry, I'm another FTB

Hi all, I'm pretty new to this so am looking for a little bit of guidance please.

My OH and I have found a house that we both really like, it's on the market for £79,950. It needs some work done, approximately £5k or so. We were all ready to put an offer in but the EA has told us there are offers in up to 88k. This is where I have a problem- according to propertysnake.co.uk the price was reduced from £87,950 just 10 days ago. The EA also reckons none of these offers have been accepted and that we should still have another viewing etc, even though i have told her that there's no way we are paying 88k.

Our maximum price is probably 83k, at a huge push.

What does everyone think? Should we put a cheeky offer in or just move on?

    Make them an offer at what you think the house is worth to you. Emphasise that you are a FTB and ready to move. Then leave it at that and carry on looking. Your offer puts you under no obligation to go further. The vendors may come back to you, they may not, but there is nothing to be gained from not making an offer.

    If you are really interested I'd get another viewing and speak directly to the vendor. Tell them you are in a good position as a FTB and would like to make an offer but the EA has told you that some offers have been made. I'd say something like......"We have been told you have had several offers made but haven't accepted any of them yet. Please could you give us an idea of what you are willing to accept as we have a budget and don't want to waste your time and ours on offers that have no chance of being accepted"
    It doesn't hurt to ask and the worst that can happen is they won't tell you an exact figure but "somewhere in the region of"


    We did this with a vendor but they wanted nothing less than asking and as the house wanted work doing to it we walked away.

    The vendor is a company apparently, so we cant go direct to them. The house isn't lived in and we've only been shown around by the EA. Otherwise, that's exactly what i would have done Shelly!

    Good advice. Don't pay more than you think it's worth to you. Is the viewing by the agent or the vendor? If it's the latter then have a chat with them, explaining your position and then put a formal offer in (let them know after you've done it too, shows whether the EA is passing the offers on or just trying to get the most out of you!!)

    Which company, do you know there name, if so, ring them up...

    Do all you can to find out that price, otherwise you will never know.

    If the EA was right with they offers over £88,000 then you have nothing to lose with ringing them up and asking the questions.

    I assume its a builder that has bought the house.

    How about ringing up asking them to get the builder, or supply the number for the builder as you would want some quotes to do things to the house etc.

    Or simply ring them up and ask, or get someone else to ask.?

    You can get the name from the title deed at the landregisty. It will cost you about £3 though.

    I wouldn't have thought it was a builder, as the work that has been done is pretty shoddy to be honest. (Altho i suppose that doesn't mean definitely not!) I'll go and ask the EA but my guess is that they'll try and keep us away from them as I'm not too sure i believe that offers are up to 88k!
