Could this be the issue ?
I never thought as it was not spotted by the damp guy , it is a soakaway for the combi bolier .

It looks to have been correctly installed with the pipe running into a soakaway tube and surrounded by limestone. It is burried quite deep but it does run parallel to the internal wall suffering from damp?0 -
Why is there sitting water on the ground under the joint of that pipe? It looks to be a permanent wet spot, with the green.
You won't know if that's a problem unless you pull it out and see how much water comes through and see if diverting it helps.
I'm trying to work out why we're looking at external walls when the problem is an internal one. Is the wall running perpendicular to that?
Has anyone looked under the floorboards, presuming there are floorboards?Everything that is supposed to be in heaven is already here on earth.

Yes the wall witht the issue run in direct line with the soakaway . I cannot get under the floorboards at the room as had laminated flooring and other rooms have cement floors.0
