Building plot conveyancing - commercial or domestic

I'm selling a building plot. It was a workshop and still has a wooden structure on it. It's got planning permission for a couple of bungalows.

I've got a buyer and am looking at conveyancing. Is the plot classed as domestic or commercial? The difference in fees (online quoting) is double between the two.

    Development plots will count as commercial.

    'Commercial conveyancing' tends to mean pubs, shops, offices etc which tend to be more complicated than 'residential conveyancing'.

    But straightforward 'Land Conveyancing' would probably be simpler than residential conveyancing, so might even be cheaper.

    If you want any special conditions, covenants etc in the contract, that may push up the fees. e.g. You may well need your solicitor to prepare a Section 106 indemnity.

    It's probably better to phone/email solicitors and explain the precise details to get an accurate quote.

    Entirely possible different practices would have different policies

    This thread seems to be losing it's way.

    The OP wants to know how much a solicitor would charge for doing the conveyanceing of his land.

    So he should phone/email a solicitor and say "How much would you charge for doing the conveyancing of my land?"

    Saying "How much to you charge for Commercial Conveyancing?" or "How much do you charge for Domestic Conveyancing?" is a receipe for confusion (and perhaps pointless arguments).
