Terminating letting agency contract

Hello,
I lease my property using a 'full management' letting agency service. The current tenants are in the process of moving out and I do not want to continue using the same agency. In fact, I no longer want to rent the property at all and am planning to sell.
The current tenants have been incredibly problematic - they've caused substantial damage to the house and have not paid this months rent. The letting agency have been terrible to deal with and I'm very keen to terminate the contract ASAP but have concerns about when is the best time to do this as I need them to liaise with the DPS.
Given the damage to the property, a significant part (if not all) of their deposit needs to be withheld to cover damage. I'm worried that if I terminate the contract now then they won't bother helping me and the tenants full deposit will be returned to them.
Can anyone offer any advise on when would be the best time for me to terminate the contract?

    The first thing to do is look at your contract with the LA and see what it says about terminating the contract.
