Asking the owners why they are selling to me is fine, but as other have said forget about the price they paid.

it is only worth what someone else is prepared to pay for it.

It is on for slightly more than similar properties in the area in terms of number of bedrooms (but smaller in room size and outside space). Also properties seem to be on the local market for longer now, compared to when I first started looking and more are being reduced.

Originally I was only looking for a 1 bed but there aren't many in the area that I am looking in and now that I have more of a deposit I can increase my budget (but not to the extent of the asking price).

It has only just been put on the market today and in terms of competition the others are in the same condition and are bigger but that is why I am looking at it because I am hoping to negotiate the price.
If the others in the area are bigger and cheaper then buy one of them.

    Hi All,

I went to the viewing and the seller currently rents it out and neither were at the property.

I asked the estate agents and he said the seller is aware that they will be getting offers under the asking price. So I will make my offer tomorrow.

One other thing I asked the estate agent if the seller would provide a copy of any surveys they had done as it would be quite recent but the seller said they are likely to refuse.

Does anybody know if this happens, the seller provides their survey for the house?

    Not really.
They might not have had one done anyway.
  • The survey is only 'belongs' to the person who instructed/paid for the survey so you couldn't fall back on it if there were problems which the property. Also they may not want let you have it and/or you might have to have your own for your mortgage.

Also if the property is being rented out you need to ask questions about that (how long is their contract?!) and really you don't want to spend money on the purchase until they're out.
