Help and advice please regarding flooding....

Hi all,


A bit of background info. Our street floods when there is heavy rainfall. This is surface flooding as the drains on our street need modernising/replacing. The three houses on the end of our street have had flooding in their utility room. We have never had any internal flooding but water does pool on our driveway during heavy rain and we had once incident last year when water came through our air bricks. As soon as the rain stops the water drains away within half hour or so.


Due to this issue our water board have fitted our house with flood resistant airbricks and a flood defence front door. They also placed us on their internal flood risk register with a risk of flooding if 2 in 10 years.


In September a major project commenced to update all the drains and sewers on our road to rectify the flooding problem. It is ongoing at present and due to complete in December.


So here's my question. We have sold our house. Everyone in the chain in good to go. Mortgages in, surveys done, aiming for completion 7th November.


However, exchange is being held up as when our buyers water search came back it obviously showed up the flooding problem in our street and with out property. I also made the solicitors aware of this issue we had with water through our airbricks on the property information forms we were asked to complete as it asks specifically if we had any previous flooding issues.


We have supplied our solicitor with a letter from our water board outlining the work being carried out on the drains and the letter states that once this work completes in December our house will be taken off the flood risk register as our street will no longer be a risk of flooding. We have also told our solicitor we have never had a problem with our house insurance. We informed them of the incident with the airbricks last year and they didn't seem at all concerned and our premium was never raised.


Obviously my solicitor has handed over all this info to the buyers solicitor and is currently awaiting a response? Any ideas on whether the info provided to them will be enough? What else could they ask for, a specialised flood report? Do you think our buyers mortgage company will be concerned?


With this being the final enquiry to sort in the whole chain obviously we are on tenter hooks that this is going to ruin the whole move :/ We have chatted to our buyer about the flood problem as she currently lives in the street behind us so knows the work is going on. She doesn't seem overly concerned at all as she seems happy enough that the current work will rectify any risk in the future.

    Sounds as if you've done all you can! Buyer sounds ok, you'll just have to cross your fingers that her lender accepts it, it's a unique situation so it's hard to say for sure.
