I imagine that if you re-read the contract you signed with the agent when you first appointed them, you will find the fee mentioned there. If so, you agreed to it!I get that they are a business for which they are receiving a their monthly commission. The only thing that changes on the contract is the date so I don't think that it is fair but like you say I did choose to employ them to carry out these tasks.
Although saying that I can a fee for renewal mentioned in the tenancy agreement.
If the tenancy agreement has mention of a renewal fee, I imagine this is aimed at the tenant - I would warn them that the agent will charge this (unless you put pressure on the agent not to - some hope! - or offer to pay it for them).
On what grounds? Presumably they recommended a 6 month renewal..... so that they can charge these repeat fees every 6 months .I have spoken with the tenant and they do want a new contract. They actually wanted a longer contract than a year but the agent advised against doing this.
YOU are the landlord. YOU decide what length of contract to offer the tenants, and the TENANTS decide if they wish to sign.
The agent works for you and should do what you instruct them, at whatever costs are in the contract you have with them.
The only grounds for offering a shorter tenancy than wanted would be
* the tenant is unreliable and you do not want to commit longterm
* you have plans for, or maye change your mind about, the property eg may decide to sell/ move in yourself, so do not want to commit longterm
