How likely that Land Registry has a typo?

My brother is selling a part of his garden to his neighbor.

He originally bought this larger piece of garden from another neighbour in 2000 and is now selling off a part of it for 25k

Price agreed, no problems.... but he downloaded the LR form for his transaction and found another from April this year which is 2 doors down.

This piece of garden 15' x 15' has a price recorded of £315,000.

There is no way this piece of garden is 'worth' that amount (there is no right of way / access etc needed as there is no where to build another house and we were wondering if it could be a typo (as £ + 3 share the same key).

He lives elsewhere and has asked me to pop up there and have a look....maybe knock on the door of the owner.....but I worry that this would be a bit nosy.

I can't believe it's a typo as surely someone would have noticed.........or is there gold under the gardens and he is 'under selling his bit?

    It doesn't affect his sale in any way but I may just pop a note through their door with a copy of it as they should know ....well I would want to know if it had happened to me.

    Maybe it's some complex money laundering scam ;)

    Most likely sounds like a typo, I'm sure they use human beings at the land registry too

    I would knock on the door and explain the situation. I imagine the owner would be interested in rectifying if it is actually a typo.

    The Land Registry people are human, just like the people who typed-up our agricultural tie and left out three vital words, normally present. If they hadn't done so, we couldn't have purchased.

    Maybe no one informed them, because it makes the place more saleable/valuable. :D

    Mind you, they are dozy round here. I've seen an agricultural tie where they forgot to type the words "in agriculture." :rotfl:

    I decided not to pop up there just in case bruv has accidentally rumbled a bit of ML.


    House opposite my Dad sold for a million more than any comparable house anywhere in the area. He looked up the LR price and couldn't work it out.


    He had already kept an eye so see who moved in...and no one ever did...and still haven't and this was 4 years ago. House is sat empty.
    He did find out the sale was connected to a local church who bought it.

    Typo seems to be the no 1 option and No 2 is a bit of money washing.
