What is acceptable in a housing chain?

We have FTBs purchasing our house and instructions have just been sent to all solicitors to start proceedings.
We had an offer accepted on a property we like two weeks ago 'subject to vendor finding'. I haven't heard a thing from that EA since but they were quick to tell me about the vendors personal problems when accepting the offer meaning we might have to wait.
No houses are coming on to the market at the moment. There is one other property we like and we know the vendor has found the property they wish to purchase but I don't know what the situation is moving up the chain. If we offer on that property, we could then be waiting to build a chain but I do feel that I would be dealing with people who actually want to sell their properties compared to what I feel is a waste of time on the current offer as the vendor really doesn't want to sell.
If I do offer on this other property, is it acceptable for me to say that I want to sell and buy simultaneously and that our purchasers will have to wait for the chain to form? My EA said the purchasers are renting and can give one month's notice and understand things might be held up with a potential chain but at the same time I don't want to mess anyone about or hold people up.
