House purchase fallen through

Hi,

We put an offer in on a chain free property over 2 months ago. We did everything quickly and efficiently, however there never seemed to be a sign of the vendor doing anything. His solicitor didn't respond to ours for at least 3 weeks, the vendor didn't return any paperwork for 4 weeks, and to cut a very long story short, we were told to either exchange and ignore any enquiries our solicitor raised by the estate agent or to accept there's nothing more they can do. We hadn't received anything at all after 2 months and have now lost approx. £2,000.

We are deeply frustrated with the estate agent and there was constant blame and pressure towards us when we had done everything and more. Even being told we can't be made homeless as our landlord would have to get a court order on us! We are not that kind of people and now have nowhere to move to :-(.

I can't begin to say everythings that happened, but it all seems wrong and I can't believe the Estate Agent/Vendor/His solicitor can get away with it - But who's to blame and can we complain/sue etc about anything.

We have since been told that the vendor has withdrawn because he was offended by our reduction in the offer as some work needed to be done. Even though they never gave us a chance to say yes we'd offer the full asking price again. So again the blame is with us!

    See if your current LL will extend your AST and/or starting looking for another rental PDQ.

    Up to the point of exchange, there's no comeback on the vendor or their EA
