Someone please help Sell my home Quickly

Hi everyone/anyone
I know everyone out there needs a break, and please believe I have never ever asked for anything of anyone for me in my life. I have found a house that needs tonnes of work but once done will mean I can fetch my mother in law to live with us so she wont have to fend for herself anymore. There is no possibility to change my home as stairs are out of the question, and if she thought she was imposing she wouldn't come so it would have to be a granny flat. The problem is I have to sell my house fast at full price quickly. It is in a very sort after cul-de-sac and would be a great investment if you wanted to let out, houses very rarely come up for sale and the one and only let able one is always rented out. I don't have it on the market as this is all so sudden. Can anyone Help?

    You need to sell your house fast at full price? If there was a quick way don't you think everybody would be doing it?

    Put on market through EA ASAP. Or put on internet yourself. Rightmove.

    Pay for a premium listing in the newspaper. Also you might consider putting leaflets through people's doors in target areas, if you can work out where your target buyers are.
    Put up your own for sale leaflets in your window rather than waiting for the estate agent.
    Ask for proof of funds / mortgage AIP from any buyers and quiz them about how quickly they can complete

    Well if the above is correct you don't need any help, the estate agent will do it all for you.

    If you wanted, you could do some advertising yourself as already mentioned.

    Speak to the MIL before you make any rash decisions!
    Get a couple of agents in and get their thoughts.
    Then re-assess whether it is feasible.

    If you want to buy a house that needs 'tonnes of work' before you can move your mother in law in.., surely you can take a day or two to find an estate agent or another way to sell it. Selling your house will likely take a bit more effort than making a post on a forum. Think about it, it would have to be read by someone who has money available, who wants to buy in your area etc etc. Its not impossible, but it is unlikely. There must be better ways.

    And to be honest, the way your post reads.., it all sounds a bit strange. Probably not overly appealing to someone you want to pay a very large sum of money for a house.

    And your second post doesn't help lol.

    Take a breath.., think this through.

    Positive advice? Instead of wasting time here call 3 estate agents. Agree a 'realistic quick sale' price (which will be lower than you want) and if necessary investigate multi-agency.

    Don't forget to negotiate the EA fees.

    Get it on the market, you can also advertise on facebook and local papers (though rightmove will probably be best through the EA). Once on the market, keep in touch with your EA, ask for feedback from web hits etc. make sure house is tidy for viewings and decluttered, make sure any obvious faults are addressed, make sure you have an explanation for anything that won't be addressed. If you have dogs, try and make sure they are out of the property when people view, and handle the smell - you likely won't notice it but your viewers will (I have dogs).
