House Survey

Hi,

I have booked a surveyor for a full building survey -level 3 for Friday on a detached 2 bedroom house with a single storey extension. A total space of 103 m2.


Does any one know how long this should take? The surveyor has allocated 1 hour !! That seems to short for me?

    Yes we have had one done, they didn't even come to the house, did it via googlemaps.

    We have had another done on a different house, they came and spent about 10 minutes, walked round the house, looked in loft, looked at roof and left.

    1 hour seems like a long time to me. Especially in a 2 bed house, 15 minutes tops I'd imagine

    That can't have been a building survey, it must have been a mortgage valuation. I would expect a building survey to be allocatd at least an hour.

    OP, the problem is a buyer isn't normally there when the survey takes place, so won't know how long they're there for.

    I had a full building survey and got a pretty comprehensive report, but I wouldn't be surprised if she was only there for an hour. It's a visual inspection, they won't be testing appliances or hammering on walls.

    Why not call your surveyor and ask them to explain their procedure? You can give some other firms a call to ask about survey lengths if you're concerned you're not getting good value!

    An hour is easily enough for a 2 bed house. The surveyor will likely have done hundreds and may well know the foibles of particular house types in the area. Mine did, and he was only conducting an EPC as a retirement sideline.

    He will make rough notes, take photos and write it up later, probably using a template and a lot of cut & paste. He will also suggest more specialist investigation of some aspects, if appropriate.

    The latter is known as 'personal fundament-protection,' I believe!
