Does Landlord Insurance cover Boiler?

Thanks for your post. I would consider myself a 'fab landlord' and I suspect my tenants would do so as well. The reason I have asked what I've asked is because I want to continue to be a 'fab landlord'.
I'm not asking the tenants to pay for boiler cover, I am more than happy to pay for it (although I've seen that British Gas boiler cover is one of the worst), but obviously no point in paying it if it's covered under landlord insurance, which is why I asked.
I'm well aware of the legal requirements of a landlordbut a gas safety check does not, in any way, constitute a boiler service or anything like it. It is simply a check to ensure the Gas system in the house is safe, therefore is completely irrelevant to the subject being discussed here.
Anyway, so.....next question to all those landlords out there, do you have boiler cover on your rental properties and if so, who do you use and why?
you can combine the two and have a landlrd policy which covers breakdown and the gas safety check. But I'm sure a landlord will help you there.Never again will the wolf get so close to my door :eek:0 -
Anyway, back on topic. Is it worth me paying for boiler cover as an extra?
Basically, the reason I am wanting to cover the boiler is that the house is approx 8 years old and the boiler is the original boiler (and not a particularly good one). Two years ago, the boiler stopped working and had to have the pump replaced which cost £200 ....
I'd consider something like British Gas cover, but frankly if the boiler is already 8+ years old and has has a £200 fix, even that may be uneconomic and you should just budget for the inevitability of a replacement. Maybe I've been unlucky, but I've had to replace six boilers in the past ten years in every place I've owned (2 homes of my own; the last and the current one, two BTLs and 2 seaside holiday homes...). So on the basis of that experience, it seems they only last 10-15 years.
If you can find cover that guarantees to repalce a worn-out 10+ yr old boiler, good luck to you. When I inherited one which had been under B Gas cover, I tried to get them to fix it under their 'Repair and Cover' deal (a £99 fix plus £22 per month for a year; so £364 for only 12 month's peace of mind), but it was so shot they tried for five days then gave me the ton back.
The last replacement one was relatively cheap as it was a small combi- £1,300 including 5 years parts and labour g'tee. So I'm resigned to having new ones, which in a rental flat means less hassle anyway!

Thanks AlexMac. Really, I just need to buy myself about 12 months 'grace' to save up enough for the possibility of a new boiler arising so if I can find boiler cover for the next 12 months, that would be ideal.
I have looked at British Gas cover and it seems they try and force you to have your system flushed (at a cost of £400-£800) and if you refuse, they refuse to honor the cover. They do say that they will cover boilers up to 10 years old though so I would hope that other companies do the same.0 -
I took out Boiler Cover from a independent company called UK-Homecare they're UK based and incredibly reliable.
Full Boiler Cover plus & annual gas safety check (CP12) all for less than £25 per month
