question for builder types re extension

I have bought a house and it already has an extension at the rear. It is pretty old, probably at least 30 yrs old. It has a flat roof.

The issue is, it is a bit small, and I would like to (a) extend it out say 1m further and (b) put a pitched roof on it.

Can I extend what is already there, or would I have to knock the entire thing down and start again? Clearly this is a price thing, because if it cost the same to build an entirely new extension, i'd do that - but if it would be half the price to just extend what is already there, i'd do that.

  • A lot depends on how well it is built, particularly the foundations. It's impossible to say without a builder seeing the house, and possibly digging trial pits to check the foundations.
    A kind word lasts a minute, a skelped erse is sair for a day.

    not a builder type but since you haven't had many replies I'll have a go. It sounds similar to our house and we started from scratch as the old extension was not built to modern standards in terms of foundations and insulation. I can't imagine yours is so you'll probably have to start from scratch. But get someone to have a look.

    personally, it doesn't sound like a 1m extension would be worth all the hassle. Unless you live in a very expensive area.

    Call up a few builders to come and take a look at the existing extension and see what they say.

    Also have a look at permitted development rights to see how much you can extend without planning permission

    This comes back to what the foundations and insulation level is on the existing extension. If its built to modern standards then I agree its not worth extending by a metre. But if it isn't, then building a bigger, better extension would be worth it.
