First time buyers - advice needed.

Hi just looking for some advice.

A house went on the market 6 weeks ago so we viewed it with one selling agent twice and put an offer in for 100k (asking price 105k) on Wednesday 24th September. Waited till the monday to chase the agent she advised she doesn't know what's going on and she will get back to us. We'll we were constantly chasing her and still she didn't know what's going on. When looking at the property on right move we noticed it was with another estate agent so we called them and he advised it was sold 2 weeks ago.

We went back to our original estate agents and she said no its not sold the other agent does this all the time. And we were to give her till the end of that week so she can find out what's going on. So we called that Friday to be told it's had a valuation done and looks like it's sold. So we accepted that it was.

3 weeks later it's still on right move and both agents website with no sold or stc over it so we rang the 2nd estate agent to be told it's sold but it's taken so long and nobody knows what's going on with it.

He said he remembered speaking to us weeks ago and wondered if we were still interested. We said we were and we put an offer down for 100k he said he would get back to me. 1 day later he came back to say it had been accepted at 101k and could he have our solicitor number we advised we didn't have one so he advised one and we said we would call him back so we went off and got two other quotes and a quote from the solicitor he recommended and found that solicitor was the cheapest so we told him. He then asked the solicitor to call us to arrange things with them when they called they wanted a deposit. We advised it was fine but we wanted something in writing from the agent to say the offer was accepted. Just a quick email or something so the solicitor advised she will call him back and see what's going on. 1 week later with us constantly calling everyday we are being told he is now waiting for the vendors solicitor to call him back still but he thinks we have got it.

He never calls us back and we have to call him everyday.

I don't know what he's playing at maybe he's waiting for us to put a higher offer in but I'm so confused. We could of paid the solicitors deposit to then be told the original buyers have exchanged...

Also there has never been a sign up outside of the property but the day we made an offer it went up then the day after the offer was accepted it came down again 2 days after it was out up.

Any advice will be appreciated.

    The sign outside the property is irrelevant. They employ someone from outside who comes round whenever and puts up or takes down signs. So don't worry about that. It's the least of your worries. Also there will be properties on rightmove and other sites which aren't updated either so again that is not something to be too concerned about.
    Good for you for asking for written evidence that your offer has been accepted before you part with any money. There is the possibility that the vendor had accepted an offer from someone else but kept it on the market until they were sure their buyer had got a mortgage. I'd keep looking at properties in the meantime and I wouldn't increase my offer either until you have had confirmation that the vendor says your offer is too low.

    Okay so forget the sign or right move issue what advice would you give with regards to the agent messing about?

    Problem is the properties don't come up very often in the area. Last one sold back in November 2013.

    Anyway looks like the games over.. just had a call from the agents to say the original buyer has been given till Friday to exchange and he will call us then to let us know.

    He said he was sure last Friday by the sounds of it we would have the house.

    Convenient how the solicitor wanted 500 deposit to start the process. Just as well we didn't go ahead with a verbal like he promised.
