Landlord wants to deal direct with me not letting agents

Howdy!
I have an amazing landlady who even goes so far as to say we can treat the house as our own while we live here. As far as she's concerned, we pay to live there so the house is ours. Lovely woman!
Anyway.. our tenancy is up for renewal in February and we were chatting about it and she said she would like us to stay as long as we want and I said the same. I mentioned the rip-off £120 renewal fee and she said the letting agent wants to charge her the same. She then said that she will get rid of the agents in February as they don't seem to do anything or take too long to get things done and drop our rent down a bit as she wouldn't be paying them anymore.
Do I have to end my tenancy and pay a bunch of admin fees or is this between my landlady and the letting agents?
Any advice gratefully received!!

Your tenancy is with your landlord, you have no contract with the agents. Your landlady has a contract with the agents so she'll be trying to end that. You don't need to do anything, other than pay your rent direct to the landlady when she instructs you to and to check that your deposit remains protected.Don't listen to me, I'm no expert!0

Lucky you. Decent landlords are few and far between. Most just want to exploit the poor to make themselves rich.
You shouldn't have to do anything. It's an issue of contract between the LL and agency. One thing you might want to check, your tenancy does name the LL as LL doesn't it, and not the agency?Changing the world, one sarcastic comment at a time.0 -
Also make sure your deposit is safe.., the LL will need to deal with this.
Whether the LL can 'sack' the LA and if this will cost her depends on what her contract with the agency says. But that's nothing to do with you.0 -

Make sure you only do changes with written permission. I'm sure she is great but when you paint the walls fuschia even the most tolerant landlord may not be happy.0 -

As explained previously, your contract is with the L, not the agent, so the LL is responsible for the deposit whether he uses a agent or not.
The practicalities of accessing the deposit in the registered scheme is for him to resolve.
If he messes this up, he will still owe you the deposit when you leave.0 -
Your tenancy does not need "renewal" anyway. If you do nothing it will just move on to a Statutory Periodic Tenancy. If your LL likes you as much as you say this will not matter as they will not give you two months notice. It will also not allow the agent to charge either you or the LL fees.
This may be a fall back position once the LA try to screw the LL about ending their contract with the same tenant in situ and demanding a fee for that.0 -
