Land registry - no information on property we are purchasing

We are in the process of purchasing a new house, not sure when it was built but I would say 1950s/60s.

However when I try to retrieve the details from the Land Registry website it says 'Sorry, we do not have a record of any titles for this property. This does not necessarily mean that the property is unregistered'.

Do we need to worry?

    No. It probably IS unregistered.

    If it has not been bought/sold since compulsory registration (1970s or 80s) then it will be unregistered, just as all properties used to be.

    When you buy, you will apply for 'first registration' - or your solicitor will if you use one.

  • OK, is there any cost associated with this?

    As a result of this assume that the owners lived here before registration took place then - this is now a probate sale and we have been told probate has been granted. Is this possible with an unregistered property?

    Yes. Elderly couple bought years ago before registration. Now deceased, so the Estate is being wound up and the property sold (for the first time).

    Some solicitors may charge slightly more for an unregistered purchase as there is a bit more checking than with a registered property.

    Technically all properties are registered, just some are not on the new system.


    I have never heard of a solicitor charging extra, however it would not surprise me lol. We have bought a few properties that have been on the old register(s). Usually goes through no problem. (currently purchasing one now)


    We did have an issue with conflicting title, however solicitor sorted it and it never cost us anything extra.


    its not unusual around our area for properties not to be on the new register.

    Why would he notify you ?? its not normally a problem. And is fairly common for a property to move from the old system to the new one.


    only time there is possibly a problem is with land overlap. (assuming that the seller actually owns the house lol )

    Properties that don't have any docs available to buy/download from Land Registry website usual mean the people who own it have owned it from year dot before registration was compulsory. Usually happens when elderly people have lived in same property since they were married.

    House next door and house opposite was like this until the owners died and properties sold off by their relatives recently.
