Mystery leak?

Hiya,

This discoloured patch has appeared in our downstairs hallway ceiling in the last few weeks. It feels a bit damp, but there's never been any dripping or visible water.

Directly above this bit of ceiling is our en-suite bathroom. Though I can't see any obvious evidence of a leak - the exposed pipework is all dry. Just adjacent to the en-suite is our boiler cupboard, so it could be coming from there - although this isn't directly above. I can't see any obvious issues there either.

Is there anything I can check before calling in a plumber? Would rather not spend the money if I don't need to. Is a plumber the right person to call, or are there leak finding/fixing specialists out there?

And lastly, is our home insurance likely to cover this at all? Quite worried that this is going to involve ripping our house apart to find/fix the leak and is going to cost a fortune. :(

    Does the bath or showertray drop when you get into it - perhaps enough to open up the sealant ?

    And sometimes you get small cracks in shower trays.

    Under your Home Insurance you may have cover for trace & access, where it pays for costs of finding the leak and repairing damage. It just won't cover any plumbing cost.
