Accepted offer, shouldn't I of heard something by now?

We have never sold a house before so not sure how this works, can anyone help?
We accepted an offer on 25th September on the house we are selling, the estate agents told me they had the mortgage etc etc, last Monday 13th I called the solicitor they had no record of us at all ( the ea has a conveyancing dept who appointed them, we thought it would be easier ) anyway the ea said they sent stuff 29th sept, solicitor saying they never received. The solicitor rang me direct on Monday and she has now opened our file, sent me property questionnaire, general I'd requests etc

We haven't heard anything about a survey / valuation wanting to be carried out, I'm assuming this needs to be done before the buyer would get a full mortgage offer so what the estate agent says can't be true?

Shouldn't we of heard something else by now? Or would all this be delayed with the solicitor not being appointed?

Should I be contacting the estate agent or the solicitor to get things happening, or will this all get done once they get all the paperwork back?

The buyers are downsizing, sold there house and have been renting so have nothing to sell, we are buying a newbuild and our valuation was only instructed on Thursday but carried out on Friday, I'm a little worried about how 'genuine' the buyers are

    A couple of thoughts:
    ( the ea has a conveyancing dept who appointed them, we thought it would be easier )

    What this means is the EA is probably getting a hefty referral fee, and the solicitor/conveyancer will inflate your bill to cover the fee. (Check your docs or ask the conveyancer how much this is.)

    This sometimes isn't obvious, because the EA uses a 'super-cheap' conveyancer and their quote (including the referral fee) looks about the same as a regular local solicitor's quote.

    How long have they been renting for? An AST (rental agreement) normally lasts for a minimum of 6 months. Could they be moving slowly because they are stuck with their rental property for 6 months?


    In the circumstances, your choices are:

    1) Ask your EA to ask the buyers for more details of their current position, timescales etc...
    2) Or ask the buyers directly...
    3) Or ask your solicitor to formally ask the buyer's solicitor...

    A good EA should be chasing this up... mainly because they want their fee.

    (Or did you use a 'fixed fee up-front' agent? In which case, you might have to do a lot more work and chasing yourself.)

    Get your EA to phone the buyer and find out the status, have they put in the official application yet, is the valuation booked?

    Maybe if they have sold and been renting they might not need a mortgage? That would explain not having had a survey instructed yet.

    Having said that, mortgage application could have been made, but the co is doing all the financial checks first, doing the valuation survey last. Different lenders do things in a different order

    When I sold in May, I honestly didn't hear much for the first four weeks or so, it's not unusual for very little to apparently happen in that time.

    When we put the house up for sale the 'conveyancing dept' got in touch and quoted us, I did get some other quotes at the time and there wasn't much difference in price so thought it would be easier to use the 'conveyancing dept' thinking they would be all interlinked didn't realise till we actually sold that they just referred us to another solicitor and they are taking 50% off the fee! I did get a quote from the actual solicitor in question and they quoted the same price but obviously they would of got 100% if I'd of gone direct.

    I am going to ring the estate agents 2moro and get them to check all is ok, we are buying a new build and we have to of completed on the sale before we can complete on the purchase so we don't want any delays! We need to be all done for 19th December as that's when we have to be in the new one.

    It's so stressful, I never want to move again!
