Changed mind from ds to ss side extension- what to do

I wonder if someone can advise me of what I need to do.

I have recently got planning permission and building regs approval for a ds side extension to my house.
For various reasons I have now decided that I probably don't need a ds and ss would be sufficient.
It's intended to be approx 4m wide and 6.5m long.
I don't think it would come under permitted development as I think the width is slightly more than 1/2 that of the original house ( if I understand that correctly.)

I had an architectural tech do all the drawings etc for the ds extension but I had a few problems with him & he was v slow and I don't really want to use him Further unless I absolutely have to.
I also don't want to start from scratch having already paid to get plans thru planning and to building regs

I accept the foundations and maybe structural steelwork design I've had approved will be over spec for ss extension but I guess that's no bad thing should I or someone else decide to build on top later.

So basically I need to get the roof for the ss extension to be (re) designed and approved

So my question is what would the best way to go about this -
will this need a new planning application or is it a modification?
Can I still use the plans I have And maybe go via a builder to discuss the roof options and get them to sort the design of the roof- it's just going to be standard pitched roof with a couple of velux windows

Anyone offer any advice?
Up until now I've not had any dealings with planning as the arch tech did all of that

    I would suggest speaking to the Council's planning officer. He may well be able to advise as to what the outcome would be if you were to simply build a single storey extension and then put a roof on it.

    If there is no issue, then you will have the advantage that when you come to sell in a few years that you can advertise the house with full PP for a second floor to be added to the extension.

    Or, if you decide in 10 years to build the upper floor, no further PP application is required and you can just carry on and build.
