Thanks for the replies.
-The cost of extending the lease will more than pay for itself in terms of market value before and after an extension. The cost is approx 20k, it will add 30k to the value. The freeholder keeps offering me 99 years but I think I should request longer.
-I don't think my tenants are in a position to afford to buy, even without extending the lease (ie paying a lower market price). I guess selling with 6/12 months AST is a fair compromise if I did decide to sell. It could put off buyers but I won't feel such a bad guy.
-Neither being a tenant or a landlord is a good way of looking at it!0
