You will have the boiler and cylinder as usual just no tanks up in the loft. I know you said you want to get rid of the cylinder aswell but due to the bathrooms it's really not a wise idea.0

Thanks for the reply..the tank in the loft Is surrounded by many pipes and we really would prefer to get rid of all that..also we would like to get rid of the other one as we will knock off the ironing cubboard to expand the family bathroom. Do you think we can get away with a combi boiler?
Can't advise as I've no experience of combis. I expanded our house by DIY, originally with 4 bedrooms and loft as you describe, into one with a granny flat on the ground floor with new en-suite, a new bedroom and house bathroom above that, accessed through the original bathroom, and a teenage attic room in the original loft extended with an en-suite into the extended hipped roof. I moved the cylinder, hot water cold feed tank and F&E tank to the attic en-suite into its own cupboard with airing shelves. I've incorporated the enhancements described earlier from lessons learnt over the last 25 years since I built it. A combi will operate at the mains water pressure available to your house. The water pressure in an indirect like yours will be that from the water level in the F&E tank to the item in question eg a radiator on the ground floor, possibly only half. We've got a shower in the house bathroom and the pressure is fine. There's only a bath in the attic as the pressure is likely too low for a decent shower. I'd prefer what you've currently got but am admittedly old-fashioned.:)0
