Land immediately next to us - development proposal

The Borough Council has sent us a letter:
Proposal: Change of use from Agricultural to Residential (C3)
As far as I can see it is Green Belt with Agricultural Buildings on it.
I like it the way it is and don't want change. What are my allowed objections to this proposal? It is overlooking a public footpath.
This is so new that they have not put the development plans on their website yet.
Oh MSE'ers can you help me with a list of suitable objections please?

Yes that would be a good idea getting together but any comments made can be viewed online ect and reiterated. I am sure the locals can be rallied.
We had another development the other end of the village with no extra services put in the village. No good was made for the village as a whole.

If it was a sizeable development, then they would have had to pay a stack of money to the local authority to pay for anything from class places to swimming pool usage. Who knows what use your council actually made of it.
I am sure the local businesses appreciate the extra good of more residents.
Anyway you need to read your local planning policies and object on those grounds, popular nimby pressure is not a valid objection.0 -
Have you looked at the obvious ones like -
is it an SSSI, or of historic or archaeological significance? If nothing published about the latter, might be worth talking to local historical/detectorist groups for their opinions.
Does it flood, or have any other factor against it eg. mining in the area?0 -

I'm not sure what extra services you might expect if a development is added to something as small as a village, but there may be unseen, or unappreciated, benefits.
Many villages have actually shrunk in terms of population, the modern trend for fewer people per household being to blame. Mine is like that. There has been a knock-on effect with services like pubs and shops closing.
It would take a huge influx of people to generate a new primary school or doctor's surgery, and we realise those are not viable objectives, but interested parties where I am voted in favour of a new development as the majority were mindful of what they'd already lost.

Mostly you can do nothing about it.
If you have a valid reason, then you stand a chance.
I hope you have never been on here complaining about high house prices or supporting others who have.0 -
What about the green belt issue? Agricultural to Residential (C3) I like it being countryside as I walk our dog on the public footpath going past it. I would love to be able to build my own house. Usually land prices are prohibitively expensive to do this. If its just one or two houses then they will be worth around £750,000 the village has already at least 10 houses of this size unable to be sold on Rightmove.
But mostly like other posters have noted it will probably do good for us having a new development near us such as slow the traffic down past our house making it safer for the kids playing outside.
More than anything I just want the internet speed to improve it's one of the slowest in the country. The village as a whole have already tried to do something about it.

If the development is contrary to the local plan (i.e. building on the green belt) then that's the main issue - even if nobody objects, the planners will need the developers to persuade them why there's a good reason for an exception to be made in this case.More than anything I just want the internet speed to improve it's one of the slowest in the country. That's something for the telecoms providers to sort out, it's not a planning issue.0
