Selling Property

Our house is up for sale, we have had possible buyers round and a 2nd viewing due. The first viewing was asked if the flat roof leaks and it didn't but since a small leak has appeared. I have repaired it and my neighbours say me on the roof fixing it. Do I have advise on the next viewing

If they ask then you will have to tell the truth. I wouldn't volunteer info at this stage especially if you have fixed the problem. I have had to put a piece of board above the door and paint it the same colour as the wall to where the leak appeared0

Why? You are maintaining the property just as you would if you were not selling.
If there was a leak 5 years ago which you fixed, you would not have to declare it. Or 3 years. Last year. 6 months ago.
Now, if it still leaks, and you get asked again 'does it leak?' of course the answer would be 'Yes'.
Otherwise, it is down to the buyer's surveyor to check and report.0
