Delays with exchange

Hello everyone,
We put in an offer on a house at the end of June. We were initially meant to exchange on 5th September but it didn't happen. After 6 weeks we've finally found out that our seller is waiting for a warranty for the conservatory in the house they're buying. It's been left with the solicitors to sort out, however for the last 6 weeks they've just said they're looking for the documents and they'll get back to us. Because we're 2 removed from these people in the chain, we haven't been able to do anything apart from keep phoning our own solicitor, which is getting us nowhere.
We've already lost one property and we really don't want to pull out of this one. Does anyone have any ideas for anything we can do next?

How are you twice removed if it's your seller that's waiting for a warranty ??
Perhaps the time has come to start arranging viewings with your vendors real estate agent

What I meant was we're 2 steps removed from the person who needs to provide the warranty - so we have no direct route to chase them up0

Could you try and contact your seller directly just to check that you are all being told the same story. This won't hurry anything up but it will at least give you some peace of mind, that nothing else is holding up the process.
Last time we moved after the process had started we were a bit unsure what we were being told was 100%. So I managed to contact our buyer via Facebook and from that point on we exchanged telephone numbers and compared notes so to speak.0 -
Thank you that's a good thought - we'd been holding off doing that because we had been in direct contact with the seller on the first property and it didn't turn out very well. Perhaps now is the time to try again though! Is there any way of getting things to happen further along the chain?0

Contact the selling agent and ask them to confirm the issue in the chain.
