I'd really consider changing location. There is help with childcare costs, unless you are on a really high salary. I live in Gravesend which is 16mins from Kings Cross by BR. Very possible to get a two bed terrace for what you can afford.
Given your situation, it is likely you will change your children's schools at some point. Probably better earlier rather than later.0
