How long is a long time?

How long is a long time for a property to be on the market without selling?

I saw one go on in July at a price way above our budget, it was reduced by 15k in August, which makes it still a bit out of our range but it is still not sold now, so 3 months on the market.

We are going to view it on Sunday just to see if we like it and if we do, to see if an offer could be made within our range.

3 months seems to me to be a long time these days?!

    It is totally context dependent.

Regional, area, setting, particular house details, luck (the right buyer coming along).

It is also totally subjective. For me and my area 3 months would seem an age, but speaking to mother last week she seemed to think my sister had 'only' been on the market for that amount of time...

From my pov, i'd start by offering 15% below the new asking price, and work from there :)

It can be deceptive. We went on the market in May and are still waiting. Reason being that we had a buyer who couldn't get a mortgage in the end so we are actively showing the property again. So for an outsider it looks like a long time but it is just circumstances

We are in norwich and in a good position. We were buying somewhere but that fell through so our buyer is all ready and waiting for us, most of the legal work and mortgage offer are done. Once we find a property we can hopefully move quickly.

It's one of these silly guide prices on this property which I don't really like! I guess we will view on Sunday and if we like it just offer and what we can afford and see what they say!

No onward chain either which would help things massively!

So we viewed the house. Really liked it (although they've have put so many fitted cupboards in some would need taking out!!). The house is overpriced compared to some in the area and the vendor seems emotionally attached to the house so I am not sure they would take a lower offer

You won't know until you make the offer, what have you got to lose?
