flat roof/builder guarantee

hello
does anyone know if there are standard guarantees for flat roofs? Ive had mine replaced as part of an extension and have now got a small leak just over a year after completion. The contractor has sent me the guarantee from the roofing company they used to do the work and the labour is (was) guaranteed for a year, and the materials for 5 years. I would've thought that the materials (mineral felt) would've had a longer guarantee than that? I had dormer flat roofs replaced about 8 years ago from a different company and Im sure they had at least 10 years.
Also, the building contractors have guaranteed their work for 1 year - again this seems a very short time for a very expensive job, would this be normal?

It is a bit complicated but generally any defective building work is covered under common law for 6 years.
Specific roof guarantees vary and can be up to 30 years but that would be subject to a specific documented guarantee issued by the roofing contractor or manufacturer of the roofing product.
If you have not got a guarantee document I suspect you will have to pursue the builder under the 6 year rule.0 -

Yes, it's normal.
The problem I see is why did you have the roof done in bitumen?
It is the shortest life product left on the menu.
But, if after a year it leaks, it is an installation issue, the resolution lies with your builder/roofer. Good luck
8, 10, 25, over even lifetime guarantees sound great, but they always end in a claim of producer versus installer, and usually 1 of those 2 has departed this earth, :A:A

As for why did we get this material - Im kicking myself now as was supposed to get the more expensive stuff but budgets were spiralling out of control at the time due to additional building problems and the roof had previously been done in same material which had lasted nearly 20 years so chanced it! Hopefully this leak is small and fixable and there's no more problems...:beer:0 -
I need a recommended trades person who will write a 20 or 30 year guarantee with work.
I may go for fibreglass material option or super solid concrete option if that's available.
Please recommend
