Question regarding home valuation

Apologies for my ignorance but i would like to find out What things are included in the house valuation price?
We have the following kitchen appliances
1. Fitted Dishwasher
2. Stand alone Washing Machine
3. Stand alone Fridge !!! Freezer
Does existence of these appliances add value to the selling price of the house?
Also we have fitted nearly brand new( 2 months old ) :
1. 4 gas burner cooker
2. Electric Oven
Does this add value to the selling price of the house?
In addition to the items above in the kitchen, we have fitted Entertainment unit in the lounge. Which we cant take it back when we sell the house.
Can these items be included ?
We have the following kitchen appliances

When you say fitted, are all of them integrated or just plumbed in to gas/water/electricity (delete as appropriate) ?
Personally I would say that a fitted dishwasher adds pretty much zero to the value of the house. The fitted hob and oven may add a little to the value, but nowhere near what you paid for them.
The fitted 'entertainment unit' may even detract from the house - viewers might :
A) not like the style of ithave their own
C) have no need for an 'entertainment unit'
What do you mean when you say 'Can these items be included' ? Are you filling in a sellers property information form ? If so, then if the units/appliances are staying they have to be included on the form.0 -
You won't see an increased value put on the property.
You may be able to get some extra money by negotiating for them as add-ons after agreeing a sale.
If you choose to offer them as part and parcel of the sale, you might find they help you sell the property.
Generally, things which add space, such as extentions and loft conversions add value. Other things increase saleability but appliances would have little impact either way.I am a mortgage broker. Your solicitor will give you a tick sheet to fill in to confirm what you're taking / leaving and a cost if the buyer what's them
Normally integrated appliances are left especially if mentioned on EA literature
As for house value kitchens and bathrooms sell house0 -
Every potential buyer will have their own preference of what if any of your appliances they might like to include in the sale. Normally you would discuss and negotiate these extra items with your buyer once you have an offer. I certainly wouldn't increase the asking price on the assumption that stand-alone appliances would be included (that is not the normal approach).
As martin.cat says, any appliance that is built-in and mentioned in the property details would be assumed to be included in the price but your solicitor will give you a fixture and fittings form to complete which will confirm exactly what is and isn't included in the property sale.0 -
These items do not add value, but may make the property easier to sell.0

I definitely agree with the last post. We were between offering on two houses and the one we went for had an integrated dishwasher and oven in the kitchen so we offered on that one. It probably didn't add any particular value to the house but it gave it the upper hand against another property for me as a buyer.
Free standing ovens, fridges etc are not expected to form part of the sale. They will not add value to the house but you can negotiate extra payment for these on the sale. On the house I am selling, my purchasers are paying me extra to leave my free standing oven in place.0
