When to instruct solicitors & surveyors?

Hi All,

I am a FTB and have had an offer accepted on a house. Our vendors have also found somewhere with no chain.

When do I instruct our solicitors and surveyors? (We are doing our own survey coz the house is about 100 yrs old).

Do we need to wait for our mortgage offer first and then instruct or just instruct them now to get things moving? We have an agreement in princicple, but that was done a few months ago...also our circumstances have pretty much stayed the same (apart from interest rates going up...again!)

We are keen to move in asap as we have been given notice on our flat that we are renting.

Any advice much appreciated!

Instruct them NOW. They have a habit of moving slowly (as do other people's solicitors, like your vendor's for example )

If you ring around today for a few quotes you should get things kicked off in no time.

We were in exactly the same position as you a few weeks ago. We are FTBs and had an offer accepted on a property on 18th June, our broker made an application with the mortgage lenders the next day. Meanwhile i looked around for quotes on solicitors and surveys. And decided on Adobe conveyancing (online conveyancers). I instructed them on 20th June, but told them not to do the searches until I had the mortgage offer and survey done. We received our Mortgage offer on 9th July, and I instructed the Homebuyers survey to be done on 11th July with Habitus Surveyors. This is actually taking place today (the surveyor couldnt do it any earlier as the vendors were only available to have it done today). Once I get these results and everything is ok, i will then instruct sols to carry out searches.

We also received notice on our rented flat at the time we made the offer so were keen to move things fast. And then a week later the landlord said we could stay till he sells the property thats why I have not been rushing things. But last week found out our landlord got a buyer for the flat :eek: . So once i get the survey results back, im gonna be hounding our sols and the ea to move things along quick sharp!

If you want things to move as quick as possible it makes sense to do as Bargain Rzl suggested and instruct them now. Being a nervous FTB, i didnt want to instruct them all at once, till i made sure we could get the mortgage first, and then find out if the property is worth buying before instructing searches. I just wanted to make sure we would not lose too much funds if things went wrong by instructing everything at once, if thats makes sense :rolleyes:
