Snagging list on new build question

Just a quick one!
Snag list....
Is this list thingy done at hand over of keys
Or before hand over of keys.
We have a long old list I gave the builders last week (hand over date 7th Nov) just wanted to see if others have moved into new builds and they came back to repair the snags or would they go around the house a couple of weeks before.
The new build stuff is all new to me

Snagging should really be done and signed off before you move in.
Who carried out the snagging, architect or project administrator?"Dream World" by The B Sharps....describes a lot of the posts in the Loans and Mortgage sections !!!0 -
Hi, 4 yrs ago the foreman met me at the house and gave me the keys. Then he thoroughly showed me the house and we told him snags we noticed then. TBH a lot of the things that were wrong we did not realise until we lived there a few days. Eg, the kitchen step was wonky and broke a tile when it was stood on ( they had not tiled to the edge of the room). Edges were missing from window ledges on the outside. Outside tap turner was missing. Sink in wc was angled wrong so water gathered behind taps.
You can contact them if you notice things after the original snagging.
You can employ someone to do the snag but not sure if it is worth the cost. Others may advise you on this. Good luck in your new home xI must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:0 -
I emailed the list to an Admin person.
There was a big old list and not just petty things.
I'm going to nip to the house next weekend to see if the things have been done if not ill ask them to hurry up.0 -
Some snagging things will get done before you move in, others take longer to get noticed or become apparent. To give an example, my garage was flooding in heavy winter rain; no way I could notice this in summer time. So expect some stuff to be done, some not yet done, and other stuff still to be discovered.0

We got the opportunity to spend a few hours in our house before completion, at which point some initial snagging was done, most of these issues were resolved before completion for us.
After completion we received one month in which we were allowed to contact the site staff directly with snagging issues, most of which again were promptly dealt with.
Now we have to contact a dedicated after sales team, who aren't nearly as prompt, but in our case, do respond. They are sending a team out to deal with open issues from the last 2 or 3 months at the start of November, see how we get on. We can contact these guys with snagging issues until 2 years after completion.
The system probably varies from builder to builder, but the majority of snagging will be done after completion. If you decide to get it professionally done, I think they like to come on or as soon as possible after completion day.0
