Buying a house in Todmorden, Lancs/Yorks border

Hi there,
We are just putting our house in East Yorks on the market and are hoping to buy in Todmorden on the west Yorks/Lancs border. I was just wondering if any of you live in the area and could suggest any parts of Tod which are especially good to buy in/avoid and where you think we might get the best value for money? We are on a budget of about £130,000.
I would really appreciate any advice. Am going to Tod on Thursday to look at properties on Oak Ave and Shakespeare ave...these areas ok? Anywhere I could get a 3 bed house with secure garden (We have 2 under 4's) in elevated position?

toddie is in a steep valley and you get shorter hours of daylight because the Pennine hills surrounding it are so high - check it out at dusk0

Tod is just great, as are surrounding areas. You'll love it. The road out past the park and then Scaitcliffe Hall into the hills gets a bit quiet and not quite so nice, but that is well out of the centre.
They have a great market, brillinat huge park, great little shops, and as I say, lovely places nearby like Hebden Bridge and Littleborough (where I live). I live in Hebden Bridge, just four miles from Todmorden, and can wholeheartedly recommend the area, being an offcumden (the local, somewhat derogatory term for incomers
) myself.
To be honest, if your budget would stretch to it, I would strongly suggest looking more at Hebden Bridge than Todmorden, which still has patches of quite rough areas. Also, with two littlies, schools will no doubt be on your radar, and the ones in Hebden are pretty much all rated excellent by Ofsted. Hebden Bridge is also the UK's number one non-clone town, populated entirely with independent stores - its motto is 'a town with great little shops' - and not a single Tescopoly or Starbucks in sight!
If you settle on Todmorden, then I would recommend looking more out of town at areas like Walsden (a short walking distance to Todmorden town centre and also on the train line to Manchester or Leeds) or Shade.

Thanks for your encouraging replies. My husband was over there last week and was impressed by the friendliness of the people he met. I think its a great area too....I just need a bit of inside info on good areas to get the best value for money in. I don't just mean more for my money but I also mean quietest, friendliest areas. One of the reasons I like the area is for its sense of community...I'd hate to end up buying a house in the only part where the locals aren't friendly!!:p
