If you're employing another builder, you may have to see if their qualified trades will inspect and sign off for you. They may have to do some of it again to be sure for themselves.

If building control are involved they may have copies of certificate from the builder but who knows.

Is the builder a member of the FMB? They do have a dispute resolution service which would perhaps make him take this all a little more seriously. They will take a dim view of a lack of paperwork. Ut they will also apply a fair value to the outstanding work. What is outstanding, exactly?

This does all wind me up. Those of us who do our jobs properly have to contend with idiots like this and deal with the occassional client who presumes we're all like that and treats us accordingly (that will never happen again, we learned that lesson hard and fast).

Why do people think they can spend £10,000s and not do things correctly? You pay for what you get. A lot of the time these blokes aren't charging enough in the first place. They cut corners on things like building control and structural engineers but also misjudge their own potential expenses. How on earth can he price a job for you but produce no paperwork to say how he arrived at that price? I doubt that there is a winner in your situation.

I do feel for you, but this is a situation that you need to dig yourself out of diplomatically. Let him take you to court if you think he's wrong.

Fwiw, I don't produce paperwork until everything is paid up. It forms part of the FMB contract and is a pretty fair term. I don't make up the prices retrospectively though.
Everything that is supposed to be in heaven is already here on earth.

We are making a really exciting new series for Channel 5 called Horror Homes.

We want to hear from people whose dream homes have turned in to a nightmare.

Have you had a bad experience with a cowboy builder? Would you love the chance to tell your side of the story on TV?

    Thanks!!
