How much to sell garage for

Hi All
I will be selling the garage seperate from my flat, when I move.
They were bought as individual transactions, initially.
It would be hard to include with flat sale, as there remains 46 years lease, but the freeholders want £5k plus fees to renew 125 year lease and that isnt practical, as far as I'm concerned.
There isnt any real comparisons for sales value, although a double sold (STC) at £12k, recently, is nearest thing.Its in a block of 12 others and quite near Luton town centre. So near, our road is used for workers parking without having to pay, during the day.
It does need the roof fixing (£700ish) but has a new door and is otherwise good.
So how much would you think its worth?

well our house was 5k more for the garage on freeholdDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

on the basis of what you describe I very much doubt you would get even close to 10k for it bearing in mind the average rent is £50 - 65 pcm so 5,000 - 6,000 purchase price is 10 years rent
