Buying house from Taylor Wimpey advice needed regarding options.

Hi, i'm buying my first house and theres a new taylor development not far from me, it's the perfect location for me for my needs so i viewed the showhome and negotiated the price / incentives and have reserved.

Now i know theres alot of horror stories out there, but i've also heard good things about them too, i think some of the problem is that when people move in to a house and are happy with it they tend not to go on a forum and praise the companies. I just hope that mine won't turn into the nightmare that some unfortunately have.

Now one of the incentives i got thrown in was for carpets and vinyl, now i know this is fairly standard as they'll just bulk buy cheap stuff, and i also know that there will be a massive mark-up on all their options. They valued this at 3k, so i can either have my house fully carpeted and vinyled or have the voucher for anything else i want from them.

So my question is, would i be best off getting all the carpets done by an outside company and get better quality for less money? I can imagine it being a nightmare to carpet a house once your furniture is in! If i go down that route i will then have an options voucher for 3k to spend with them, advice for what i should spend that on?

I plan on just getting the standard spec house from them as i know they stick a massive markup on everything they sell as options, and i know i'll be able to upgrade things myself with trusted tradesmen at a later date, but lets say i get my carpets from someone else and i then have that 3k to spend with them, what would you recommened i get with it? I probably wouldn't mind paying for a few extras myself on top of that if there are things that would be recommened to get whilst the house is getting built and where it won't upset things when it's completed, things like sockets etc.

  • also another incentive they gave, which is a common one, is money towards solicitors fees if i use a recommended one. Is this a mistake to use somone who will get alot of business from TW? Or would it still go through smoothly? What could go wrong?

    I'm not sure how much it will cost to carpet and cushion floor an entire house but am about to find out as I am also buying a new build but with a different smaller developer. How big is the house you are buying? It's difficult to say which option is better without knowing how many rooms you have.

    My developer does not offer any incentives and charges a lot for anything additional so I am being very careful what I am paying for them to do and what I will have done later.

    I am paying them to install and additional phone and TV socket in the living room as the standard ones are not on the walls I want my furniture to go on. I want a full height shower in the bathroom so am paying for the additional tiles and extended shower hose etc as I would never be able to match the tiles up after completion and if there they have done it and there is a problem it will fall within their warranty, if I have done it it won't. I am considering an upgrade on the kitchen cupboards and work tops and an integrated dishwasher and fridge freezer.

    The things I will be doing at a later date is installing heated towel rail in the bathroom and out side tap as my Plummer can do this cheaper and I will turf and landscape the back garden when I know how the sun moves through the garden and how the surrounding houses impact on it.

    My developer will give my carpet fitter access to the house the day before completion to fit soft flooring (carpets and cushion floor) but I think I will wait until the day after completion as I want to see if the floorboards creak and if they do sort them out before the carpets are laid. I will be living in temporary accommodation so do not need to move my furniture in on completion day, is this something you can consider too? I am hopeful I will be able to get a good deal as the whole house needs doing, it will be empty and my completion is due in January so am hoping they are quiet due to everyone wanting heir carpets in time for Christmas :-)
