Nice areas to Buy Around Cambridge Sub 200K 3-4 Bed.

Hey,

Wondering whether anyone can help from around the Cambridgeshire area.

I'm a first time buyer, working close to Cambridge. Looking to buy a 3-4 bedroom house, with the aim to let some rooms eventually.

Ideally I'd love to buy in Cambridge, but budget wise that's not anywhere near realistic.

My budget's sub 200K.

Can anyone suggest any nice areas around Cambridge, what are actually livable and potentially rent-able. I know there are a lot of small quaint little villages which are livable but not rent-able if that makes sense.

    How close? The main problems with Cambridge traffic are all close-in, do if you commute 5 miles, 15 makes only a small difference.

    Most of the closer villages are as costly as the outer-edge estates, if not more so. North is your better bet for value, Willingham is cheap but isolated, Cottenham slightly better placed. For a nearby town, Ely is quite pleasant, and prices likely to go up still.

    South and the pretty villages close in tend to be very expensive.

    There are some estates within Cambridge that are not that desirable, but are affordable, so tread carefully.

    Which area are you working in? You won't want to commute through or around at rush hour if you can help it!

    Ely is very expensive but the villages in East Cambs are cheaper, Littleport is worth a look as on the main Kings Cross train line so great for commuters to Cimabridge and London also fairly easy or get to Milton park and ride, depending on what time of day obviously. Failing that look at St Ives, Huntingdon and St Neots and all their surrounding villages, as they are also fairly close to Cambridge. I think house prices are increasing in Cambridgeshire in general.

    I suggest you start by looking at places on the railways, or on the Guided Bus Route. Good communications might make it easier for you to find lodgers.
