Selling a house with absentee landlord

I have lived in my home for the last 24yrs and would like to buy the freehold. I tried to trace the landlord but to no avail and then instructed a solicitor but she came to brick wall also. I am afraid that I will have a problem selling the property but she has said that it would not be a problem as I could buy an indemnity order which would cost approx. £250.Is that correct and would it affect the value of the property ?

I don't quite understand, if you can't trace your landlord then who exactly are you buying the freehold off?0

How long is left on the lease? If it's >50 years say I wouldn't be bothered about it being leasehold.0
