Extension recommendations

Good evening everyone, hope you're all well!

I am new to MSE so I apologise if this has been asked or discussed previously.

I am from Harrogate, North Yorkshire and my wife and I are contemplating building a wrap around extension around the ground floor of our 2 bedroom house and then maybe adding a bit of an extension to the back of the house to give us a 3rd bedroom.

Is there anyone out there who has used a builder in the North Yorkshire area who you can recommend as we are have no idea what to expect with prices etc.

We will apply for building permissions once we have relatively decent quotes, but if the quotes are out of our price range then we probably won't proceed with it.

Thanks in advance for any responses!

I can heartily recommend a builder from York - don't know if he comes out to Harrogate but he has done a fantastic job on our extension.

  • Hi, thanks so much for the quick reply!

can I ask how much work you had done to your house and how much it cost?

We had a 7 x 4m two storey timber frame and brick extension, we were tied to a few details that the conservation officer wanted because we are listed so it cost a few grand more than normal.

Because of that I did quite a lot of the works myself like digging the groundworks and all the internal plaster boarding and 2nd fix works etc so was considerably cheaper for us on the labour side of things, all the materials came with the timber frame kit except for the windows which were a special order.

In all including the timber frame it cost around £52k
