    Because this way the loft has only cost £2500 where as the other way in excess of £10k and with a surprise baby on the way it's money I don't have.
    The room will be used maybe 3 nights a month and so I couldn't do it any other way.

    How did you get this done so cheap. Even on location location location the other day a velux extension was quoted at 11K and a dormer at 18K. In London £30K+. Labour cant be that much more expensive in London, surely?

    I wouldn't pay more for an extra bedroom that can't be called an extra bedroom when I come to sell on. I'm the kind of person it would bug me.

    Even if it doesn't constitute a habitable room, are you sure the works you've done didn't require building regs approval?

    We've just had our loft converted into a bedroom, it was partially done when we moved in but we've had the floor strengthened, new thicker floorboards, full plastering, re wiring, wired in smoke alarm, eves storage and velux window fitted. We are using it as an occasional bedroom.

    It's not done to full building regs but it's a very high standard.

    Will it add value to our home? Not that it matters, we don't plan on selling, I was just wondering!
    Just out of interest. Having gone to all that time, trouble and expense of doing the job to "a very high standard", what part of the building regs did you choose not to conform to? And why?

    I wondered that too.

    Me personally, a loft conversion would put me OFF buying a house actually.
  • If you've done what works for your family right now then that's completely understandable, but you can't plausibly claim to have done the work to a "high standard" if you've done it for £2.5k without making any attempt at meeting building regs. It's a bit worrying that you'd even make such as claim as it suggests that you don't really know what a loft conversion generally involves.

    If it's not built to building regs why on earth would you want to sleep in it. The whole point of building regs is to make things safe.
  • Does it reduce the amount of fibreglass insulation you can lay in your loft space?

    May look pretty but is it structurally sound?
