You are simply stating the obvious (the legal position).

In my experience, offers are made and accepted subject to the property coming off the market... subject to the exceptions in my prev post.

Well, looking at Rightmove, there are loads of properties marked SSTC so not totally removing them before exchange seems the norm.

It's a bit late now, but part of my offer is that the house shows as SSTC on Rightmove before I spend money on solicitors and surveys :)

It won't stop gazumping, but it shows good faith IMHO :)

Except the OP 's situation is that the EA/Rightmove haven't/won't even mark it SSTC...

Im in process of buying a house through an agent, and had survey done, searches completed, mortgage offer in place and draft contracts changing hands soon, and the other agent it was on with, still has it for sale on their own website, and also on rightmove! I've asked the seller to get them to remove it, and the other agent I'm buying through to chase them up as theres no need for it to be on there, but it still is!

How do i get them to take it down??

Don't worry about it. It's not unusual for the estate agents to still have it on the website for several weeks after you actually move in!

If you're worried about someone else nabbing it; it won't happen, unless you pull out at the eleventh hour, or the sale falls through. I think they keep it there, so they can keep a list of other interested parties, in case your sale/purchase goes belly up.

If you have not even moved in yet, it 'will' still be there, and they won't take it down til they're ready.

Chill. It doesn't matter. Just concentrate on your move and all the best in your new home.

Edited to add: Yes, it does seem odd that they haven't put SSTC on it! Still don't worry anyway. :)

When we bought this place, they didn't. At all. Ever. Once we'd exchanged, it just quietly disappeared - but right up until then, it just showed as normal. <shrug>

Thanks everyone, the other agent I'm buying through piled on the pressure and its now been removed

    Thanks again all
  • I had an incident recently when someone senior from the EA we are buying our property with came round to take pictures of our rental property for it to go on the market. He asked my husband what we are doing and my husband not wanting to give too much away simply said we are looking at buying.
The EA then proceeded to tell my husband about a lovely property he has on the market atm- and yes, you guessed it, it's the one we have had an offer accepted on, paid for a valuation etc etc.
I did ring up and complain and ask for our purchase to be marked as under offer and by COB it was :)
