Thanks for your help so far, it appears that it is indeed set to 4.0 per unit

Im abit concerned now, any advise how I should approach this to my landlord? Iv only just moved in and handed over £940. LL wanted 470 for the first months rent and said the other 470 was to cover last months rent instead of paying a deposit. the LL lives below me and seems like a really nice lady. Did seem abit to good to be true when i moved in.0 -
Also the last month's rent you have paid is in reality a deposit and should by law be protected in a registered scheme. You might want to ask about this on the housing board.0

Sounds like your LL is an amateur; is this a proper AST, or a lodging arrangement, HMO, licence to occupy etc?
As above, she cannot hold your deposit herself, and is liable to a heavy fine if she does so.
Does the property have gas appliances, and if so has she provided you with a gas safety certificate?
Knowingly or unknowingly, she is reselling the leccy to you at 100% profit, which she cannot do.No free lunch, and no free laptop

Yeah sounds like she used the excuse of it being last months rent to avoid using a registered scheme.jbainbridge wrote: »Also the last month's rent you have paid is in reality a deposit and should by law be protected in a registered scheme. You might want to ask about this on the housing board.
She may be a nice lady, but she is a bad landlord.
Unless she gives you a load of £ coins back when she empties the meter, she is certainly ripping you off.0
