A room approx 3m x 5m but awkward shape with odd bits of boxing round cables and pipes.
Remove fitted (ceiling-high) cupboards and lights and radiator. Cover everything that's left carefully. Use extractor fan. Replace lath and plaster ceiling with board, skim twice, paint. Remove wallpaper, skim walls as needed (some areas need it, some just need patching), paint 3 coats. Refit lights, radiator, cupboards. Remove debris and clean up. £2500.
My friend, who's had the quote, doesn't have an internet connection, but I told him I'd ask.
It would be ok if it was a bit over the odds because the workman is trustworthy and my friend would like to give him the work if it's not too far over the top.

Whilst the actual materials cost here is probably quite low it sounds like an awful lot of work.
I would imagine you may be able to get it cheaper slightly, but if the workman is trusted and you know he will do a good job I would go with him.
Perhaps say you only thought it would be £2,000 and see if he would meet you half way.Start Feb 2013 £148,900

Thanks for the feedback, Smifffy. I wonder whether anyone on here has had something similar done.
Quite frankly, if it was £500 over the odds, my friend wouldn't mind, being rather better off than I am.0
