guarantor tenant not leaving property

When my friend rented the property the LL put it on the market and kept asking for people to come round for viewings, my friend got fed up with this and asserted his rights, the LL was not happy.
As far as I know the LL has someone moving in on a very short term let when my friend moves out.
It does seem like a good idea to talk to the LL but what can I say, I wouldn't just be asking for a few extra weeks - my friend has no-where to go.
My personal insurance does not cover legal fees.
I would meet the LL in person.
Explain that you are concerned about your potential liabilities as guarantor.
Meet him at the property in question and ask him to check for any damage etc at the same time.
See if you can agree on a way of confirming the end of the tenancy and having the guarantor agreement cancelled.
Presumably you've met the LL before?
What's he like as a person?
Does he have another job or is he just a LL?
Personally, I don't like dealing with people I don't know well when it comes to this kind of thing.
I've found it best to try and only deal with respectable people, where you know their family, friends, relatives etc.
But this country is becoming more "anonymous" and impersonal in my opinion...0 -
I've never met or spoken to the LL; the tenancy was through a letting agency; it is virtually impossible to get a tenancy without using them in this area.0

Just an update in case anyone is interested. I spoke to Shelter today who directed me to the Homelessness Code of Guidance for Local Authorities 2006 paragraph 8.32 which says that if someone has recieved a correct s21 and that there will be no defence to a possession order then it is not reasonable for the tenant to continue to occupy the property and they should therefore be seen as threatened with homelessness. Unfortunately Shelter also said this was guidance not law so not so useful but it is something.0
