Separation and House
My partner has agreed to sell me her share in our house, so I need to change the name on the deeds for the house, my questions are -
What is the correct terminology of this deed? or is it just the owners deed?
My mortgage provider has advised me there is a £150 admin fee and I need a solicitor for the change of name, most charging around £250, is there a cheaper alternative to this e.g. going directly to the land registry?.
Do I have to do anything else like this for any other deed for the house?.
Many thanks

Sorry to hear of your difficulties
The mortgage lender will invariably insist on you using a solicitor so there is unlikely to be a way round this.
I assume that the property is in England & Wales and therefore registered so as such there are no 'deeds' but a central register which we hold electronically.
To change the legal ownership we would need you to both complete a Transfer (form TR1) and if you want to understand the registration requirements then our online guidance explains this for you.
The solicitor should be able to explain the process to you and the legal ramifications for both you and your ex-partner.
The 'anything else' part will be just as important but quite separate from the legal ownership and I am sure others will be able to post and advise around what next re the separation/care for son aspect if this is what you are looking for as well?“Official Company Representative
I am the official company representative of Land Registry. MSE has given permission for me to post in response to queries about the company, so that I can help solve issues. You can see my name on the companies with permission to post list. I am not allowed to tout for business at all. Thank you for the information that's brilliant.0

Me again, my mortgage provider has confirmed a solicitor will be required to do the transfer of equity which is quite annoying considering doing it through the land registry it would be pennies in comparison. Why is this required?.
Also will my partner need a solicitor to do anything?, as under our agreement i would cover the cost of anything and so far i'm £550 down already plus the money i have to pay her.
Finally considering i have to go through the solicitor once i've done the mortgage transfer and the solicitor for the equity change is there any other type of deed that needs doing?.0 -
If there is a lender involved - they will want a solicitor to carry out the transfer.0
