Is this calculator to give an idea of what a house might be worth based on the last sold price?

It's never going to be accurate, there are too many factors to consider in assessing a property's value.
For the house I'm buying it says a 4% increase, I'm actually paying 1% less... (because, IMO, the vendors significantly overpaid for it).0 -
Not accurate as per recent valuation but then again I haven't had any offers yet. I'd say it is about £12k under for mine.I must remember that "Money Saving" is not buying heavily discounted items that I do not need. :hello:0

When I put in "UK", it was £65 out.
When I put my region in, it was less accurate.
I guess my house is a good example, because not much has changed about it. If the area had got much more/less popular, or I'd done significant improvement work, or maintained it badly, this calculator would not be able to factor that in to its calculations.0
