Renting without a job (freelance worker)?

Hi there,

I'm soon to be returning to the UK and will be looking for a private rental.

Problem is I don't have a job and plan to continue working online as a freelancer when I return.

Does anyone know what I would need to show to a letting agent to be considered worth of a rental property?

As I've been out of the UK for a while I won't have any local referees to call upon.

Also, are there any guidelines on what sort of income to rent ratio rental agencies work on?

Thanks!

  • I've been in this situation and paid 6 months rent up front. Is that something you could do?

If you've been working and earning freelance you should still have some way of proving your earnings from when you were living outside the UK, which would go some way to proving you are a "good risk" for a LL.

Police have been advising LLs to be wary of potential tenants offering 6-12 months' rent up-front as it can be a front for organised crime, so some may not be so keen if that's your opening offer, especially if you arrive from outside the UK with a huge wad of cash and no way of showing where it came from. I'm sure it's all perfectly legit, but it's something to consider.

Do you have any family in the UK who could/would act as guarantor?

    Thanks for the info.

I have payments each month going into my UK bank account.

    Would that help convince them?

I could probably find a family member to be a guarantor too.

Do they enforce a income to rent ration in the UK?

Such as 2.5 times your monthly salary is your maximum rent?

    Thanks.
