Loft Conversion Costs

I am considering loft conversion and funny enough I have been quoted by a specialist company 29k for a 35m2 usable space.. Although for me this is just for open space .. No partitions or bathroom fitting0

The structural seams "expected", that's from a guy that would do it himself.
I can't accept the £22k for the interior though:eek:.
Are there major issues?,
do you need a new consumer unit for the add on?
does it need a new boiler for the extra load?
It doesn't include rads?
and then, it doesn't include windows?

Reading with interest...we converted the loft of our terraced house about 10 years ago when we gutted our whole house. Work done includes putting in staircase from 1st floor, removing water tank, insulation, putting down laminate flooring, rewiring including sockets, smoke alarm and lighting, replastering walls, plus velux windows (1 front, 1 back).
However, the floor joists do not comply with building regs as they are not steel and AFAIK not thick enough.
I would like an idea of the cost of installing the correct steel joists and putting in a dormer extension including a couple of radiators and ensuite...the width of the room is about 14 feet and the depth from end of eaves to end of eaves is about 23 feet.
