Selling without Estate Agent
Any pitfalls I should be looking for?.
I am particularly interested in buyers opinions - would you prefer to buy direct from the seller or would it put you off?.
No upward chain, property will be unoccupied at sale time.
Thanks in advance.

If someone has lived in it for 8 years, it's by no stretch of the imagination a 'new' build .....0

Your biggest issue is going to be advertising it in the places where buyers will be looking - in general, Right Move and Zoopla. There are companies that will advertise it on your behalf but I've no idea how reliable they are. Other people have suggested previously advertising locally on noticeboards and the like, and while this might work you're going to reach a far smaller number of people this way.0

Thanks agrinnall,
I have checked out advertising and I can use Zoopla and Right Move at a a cost, a lot cheaper than Estate Agents fees, also a for sale board.
The property is within 10 minutes walk of the 2 biggest employers in the region. and I can access the intranet of them both.
I'm just not really sure how a buyer would feel about cutting out the middleman. (Sorry pedantic googler - middleperson).

We used an online agent based in Glasgow.
We are in Scotland.
Cost £496 in total for advertising on rightmove and loads other sites/photos/for sale board.
We had 4 viewings in the first few days. An offer on day 13, another offer on day 15 and we accepted an offer from our first viewer.
The offer price was more than any of our neighbours (identical houses) who also sold earlier this year. We got £5k more than our direct neighbour but also saved £2k in fees so a saving of over £7k compared to them. Everything gone smoothly so far..... and it is all in the hands of the solicitors now.....0
