Timeline when selling a house
My solicitor requested the deeds from Santander within a few days.
To date, he has not received them.
Solicitor tells me that he cant carry out searches until he has received the deeds and that it will take at least 3 weeks for searches etc to be done.
I just want to check if this all sounds reasonable and normal - or should I be asking my solicitor why its so slow?
Is it usual for Santander to take so long in releasing the deeds?
I am in NI if that matters!
Thanks

Think my solicitor got my deeds elsewhere as my mortgage company did not have them. For searches mine took 6 weeks. So at the mo I would say you are ok.0

Don't expect it to be easy. It took me about 3 months from selling to moving into my new house, and I even had to take out a bridging loan. It was so much hassle that I have not moved again since 1987.
Good Luck !!0 -
Thanks for the reassuring replies!
So much for the estate agent saying all should be completed in 4-6 weeks - at this rate I might be still there at Christmas!!!0 -
I am after some more reassurance please!
Offer accepted on my house towards end of August and a survey was carried out within days. As far as I recall this was done on behalf of Nationwide and it was also a more detailed survey paid for by the buyers.
The buyers spoke to estate agents about a week or so after survey and said everything was ok and good to go.
My solicitor eventually got the deeds of my house from Santander and did searches and whatever else she had to do and sent whatever necessary to the buyers solicitors.
I was told then that my buyers solicitor would do a contract and it would be signed by both parties.
My solicitor phoned today to say that buyers solicitor had informed them that contract was not ready yet as the buyer did not yet have a mortgage offer.
Estate agent phoned buyer today but no answer so they left a message to phone them on Monday.
Should I be at all worried? Or is this all deemed as normal?0 -
Visit your local library.
You can borrow (free) a book on house buying/selling which will show you a comprehensive timeline, explain what needs doing, by who, and when, plus what issues you may encounter.
And much more.0 -
Thanks - the searches have all been done I am told - the thing that's worrying me is that my buyers do not have a mortgage offer in place yet.
Im not so sure a library book would answer my question but thanks anyway.0 -

Lol we had a buyer back in JUNE, problem after problem kept cropping up as we have solar panels and they were not registered with the land registry, now they are registered but the buyers solicitor keeps finding problems with the solar lease! Last week the buyers mortgage offer ran out, now they have a 30 day extension, but we STILL have not exchanged contracts, still waiting to hear that the buyers lender is happy with the solar panel paperwork! So good luck!!!0

Its such a stressful process isn't it?
My buyers have not returned calls from estate agent so I am no further forward.
Maybe tomorrow .....0
