Tax Return . uk rental allowances.

Good morning. I have brought this post from the Save Tax forum ,as it was suggested I may get more response .

Im ploughing my way through the HMR&C

http://www.hmrc.gov.uk/manuals/pimmanual/PIM2020.htm

pages to see what allowances I can claim , it obviously doesnt cover my exact circumstances , and seems to leave a lot to ones own interpretation - which has to be a bit dodgy surely? . Are there better/more appropriate pages I should be looking at please?

From these and other pages Ive trawled through , I think I may have arrived at what Im allowed . Be grateful if any experienced LL's would care to offer an opinion as to whether Ive made obvious mistakes.

The property was built 60's. No mortgage. A first let of 6mths unfurnished, not in a conservation or deprived area---- was livable in , but dilapidated somewhat so before let,it got more or less gutted. It needed a complete rewire for safety reasons , the plaster was blown and needed redoing in two rooms so I had those done and the rest skimmed. All ceilings had polystyrene tiles which had to be removed for fire safety reasons (and therefore had to be reskimmed ) . Im thinking I could claim for the rewiring and part of the plastering.

Two wooden windows in the garage were pretty rotten and I had them replaced with new similar . Same with two old rotten wooden side gates.
Im thinking I cant claim for these as they constitute whole replacements ?

I had a new cooker put in to replace the old broken one , but its far superior and not a repair , so I figure I cant claim for that.

New kitchen units and new bathroom suite - previous ones just dated and tatty, so cant claim for these smart new ones.

Shower unit broken, so replaced with similar (Too old for repair) . Thinking I cant claim for that as not a repair?

My understanding is that I cant claim for redecorating because it would be an improvement even if the rewiring/replastering required it to be done?

Carpets and floor tiles - somewhere Ive read you cant claim anyway when its for the first let ?

I believe |I can claim for property insurance, joining the NLA , and EA costs for tenant find etc. Also for getting keys cut and photostatting essential paperwork to give to tenants.

What do you think please - Am I getting there? I had intended to cross reference the HMR tax notes with the NLA ones as Im a member, but some of their information seems to be out of date, so I hoped a variety of opinions on here would likely lead to me getting a more accurate picture. Grateful for any help.
